What is going on in the areas real estate market? That is a question I get asked all the time now. My standard response is it is a GREAT time to buy. Yes the Young Harris & Hiawassee markets are slower than it was back in 2005 and 2006 and there are more properties for sale in Towns County now than back in 05 or 06. All of these factors just make it a better time to buy. A buyer has more properties to choose from and if they are thinking about building on a vacant lot the builders are available to work with them now.
Lets take a look at some of the facts about the Towns County market. First off we all know that this is a true discretionary spending area. Nobody has to move to the Mountains and Lakes. It is not like we have major industries and or company in the area with relocations going on everyday. This area is all about lifestyle, it is what makes the area so special.

As you can see 2005 and 2006 where very busy times for pendings and solds. 2007 and 2008 are getting back to normal, but with the increase of new listing it has given the buyer more options.

Hiawassee GA Real Estate Market Report.
It is not all bad news for the Real Estate market in Towns County. It a great time to buy in Towns County.(Grin) We had 26 sales in March versus 15 sales in February. 13 Pending in March versus 12 Pending in February. 137 New listings in March versus 96 New listing in February. (Source NEGABR MLS)

Full Bloom Weekend
Well it has happened again! This had to be the best weekend in awhile here in the mountains. Temps in the Mid 80 and clear blue skies. Just like a post card! With weekend like this past one you just know this is the place to live! The pear trees are in full bloom and so are a bunch of other plants. I know the pollen has been high but to see a the trees looking so good makes it bearable.
Had some big time happenings at the fair ground. Had an old time county music show with some local talent playing all week end.
